In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us. The application process should take between 15 - 20 minutes and you can save your progress and come back to it at any time. -EOY Pay Stub & Most Recent
-Utility Bill w/ Name & Address
INCOME: Gross monthly income must be three and a half (3.5) times the rental amount
RENTAL HISTORY: Management will research all rental history. Applicants are required to have a history of timely payments. Prior eviction is grounds for immediate denial.
CREDIT: Good, verifiable credit.
EMPLOYMENT: Minimum of six months verifiable employment is required.
BACKGROUND: A criminal background check will be run on all occupants over the age of 18. Conviction of a felony may result in the application being denied.
Applicants may be denied occupancy for the following reasons:
-Falsification of application by any agent
-Incomplete application by any applicant
-Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants who plan to live in unit
-Poor rental profile of any applicant. Rental history of:
*Non-payment or frequent late payment of rent
*Illegal drug use
*Poor supervision of applicant's occupants, guest and visitors
*Unruly or destructive behavior by applicant, occupants, guests and/or visitors
*Violence to persons or property by applicant, occupants, guests and/or visitors.
